  • ENVIRONMENTAL REVIEW - 70-74 LIBERTY SHIP WAY IS/MND: NOTICE OF INTENT TO ADOPT A RECIRCULATE INTIAL STUDY -MITIGATED NEGATIVE DECLARATION: 70-74 LIBERTY SHIP WAY PROJECT (ADR17-285).  Pursuant to the requirements of the California Environmental Quality Act (CEQA), the City of Sausalito (lead agency) has prepared a Recirculated Initial Study/Mitigated Negative Declaration (IS/MND) for the project known as 70-74 Liberty Ship Way (ADR17-285) and is now available for public review. The public review period will begin on October 1, 2021, and end on November 1, 2021. The City of Sausalito Historical Preservation Commission will hold a public meeting at 6:30 pm on October 7, 2021. The City of Sausalito Planning Commission will hold a virtual second public study session at 6:30 pm on October 20, 2021, with a public hearing at a date to be determined.

    The 3.9-acre project site would be located at 70-74 Liberty Ship Way (Assessor Parcel Number 063-080-06), in the eastern portion of the City along Richardson Bay. It is located within the Industrial and Waterfront zoning districts of the Marinship Specific Plan. The proposed project would involve construction of three two-story buildings totaling approximately 50,000 square feet that are up to 32 feet in height. The building uses would be consistent with the zoning districts and may include marine, industrial, storage, restaurant, and other related uses. Please note the recirculated MND only addresses historical resources. Full responses of all comments will come later. 

    The City is recirculating the document to include new analysis relating to potentially significant cultural resource impacts association with remnant railroad tracks, and the City would ask that comments on this document be limited to Section 3.5. On May 22, 2020, the Planning Division approved project ADR 2019-00174 which included a request to renovate and rehabilitate the front façade as well as the rear and interior of the building at 12-22 Princess Street.

    The applicant is requesting to change the design approved in ADR 2019-00174 to renovate and rehabilitate the front façade including: salvaging, repairing and reinstalling or replacing in-kind all identified character defining features, which are concentrated at the building’s upper façade and front, where a non-historic storefront is to be removed and replaced with a storefront similar to the original; repairing and replacing façade elements and materials with the intention of reinforcing the building’s historic character.   • Notice of an application for administrative approval of changes to an approved project at 40 & 42 Marion Avenue  PROJECT ID: 2021-00248 | APN: 065-292-19 

    The applicant is requesting Administrative Approval of Changes to an Approved Project. On May 20, 2020, the Planning Commission approved project ADU/DR/TRP/EA 2019-00342, which included a request for a remodel of an existing duplex to include 727 square feet (sq. ft.) of new floor area, conversion of storage space below the carport/garage into 331 sq. ft. accessory dwelling unit, and construction of new entry stairs and gates at 40-42 Marion Avenue.  

    The applicant is requesting to change the design approved in ADU/DR/TRP/EA 2019-00342 to reconfigure and shift the exterior entry stairs located at the southern portion of the property.  The top staircase landing at the street is proposed to expand from 1’-9” to 2’-9” to improve safety.  The bottom landing is proposed to move to the south of the patio to avoid a patio retaining wall.  The reconfigured stairs will result in an increase of impervious surfaces by 48 sq. ft. and an increase in building coverage by 13 sq. ft.  The proposed changes would comply with the maximum allowed area calculations.
